Syndicates are set up to meet individual investor requirements and will normally be governed by the rules and regulations associated with the specific syndicate in the Memorandum and Articles of Association of a private limited company registered in the UK specifically for that purpose. Syndicate members will be issued with ordinary full voting company shares in the proportion of their investment.

1)  Edge Investment Syndicate Scheme 2010-06-SA:

This is a great offer returning between 32% and 96% within 6 months. Too good to be true? It has already been done and is being done by others in key areas who have the know-how AND one of them is going to help me in this venture (it's often not what you know but who you know...). How it works: Edge Investments are proposing to purchase repossessed residential property in South Africa on or before 30th June 2010, renovating these properties and having them sold within 3 to 6 months.

Due to the unavailablility and strict regulations imposed by the banks in getting finance for property purchased in this way the purchase of this property requires a cash deal. Most people do not have cash to purchase properties of this nature so therefore the prices are much less than on the open market. Once the property is done up then people can apply for mortgages/bonds in the normal way for us to sell the properties. The Football World Cup is being held in South Africa in June 2010 and this will add to the value of property and the circulation of money across the whole country.

This syndicate is a bit different to others in that we are proposing to sell the houses after refurbishment and pay out the investors accordingly. We are having investors deposit their funds with Caversham Solicitors, Reading, UK to be held in trust until the properties are purchased, then they will transfer the money over to South Africa to pay for the purchase and refurbishment of the properties purchased. The process of refurbishment and sale of the properties will start immediately with an expected return of funds plus profits to investors within 6 months.

Edge Investments have been in contact with the South African Foreign Division to establish all regulation requirements. There is a 25% capital gains tax to be paid however this is on the profits of the venture (after refurbishment costs) and there is a recipricol tax agreement with the UK to avoid double taxation.
